Welcome to Shadowood Greenways Association.
This Association was developed by First Federal Savings and Loan in the late 1970s. At the time, it was the only Planned Community Association in McMinnville.
Shadowood Greenways contains 87 homes, divided among townhouses and single family residences. The property contains eight acres of common area with grass, landscape plantings and walking paths. The grassy areas are for everyone’s use – a good place for volleyball, badminton, croquet, picnics etc. There are also two tennis courts for resident’s use.
Like all Associations, Shadowood Greenways assesses dues, which pays for the maintenance of our private roads, paths, path lighting and landscape needs of the common areas. All streets in Shadowood are owned and maintained by the Association except for 11th Street, a city thoroughfare which runs through the development. The dues are deposited into a savings account and are used for the above and other long-term investments like the tennis courts. In 2025 dues are $1000 for the year, payable in amounts of $500 for January through June, and $500 for July through December. Thereafter, dues will be $500 each six month period. Invoices are sent out January 1 and July 1, and are payable upon receipt. This allows the Association to continue operations throughout the year. Please be advised that the Association adds a 1% cumulative fine to dues that are 90+ days overdue.
The Shadowood Board of Directors consists of volunteers who are elected by the residents and serve for three year terms. Currently, they meet every two months or as necessary to oversee general maintenance and to deal with any questions or issues which may arise. All residents of Shadowood Greenways are welcome to attend these meetings. An Annual Business Meeting is held in January to give residents the opportunity to meet with each other and the Board of Directors in an open forum.
